Q: What if the guarantor is self-employed?
A: We accept self-employed guarantors – but require more documentation (e.g. last year’s HMRC tax return, accountant’s reference, or bank statements) to verify consistent income.

Q: Can savings be used instead of income?
A: In limited cases, savings may be considered – but we rely primarily on documented income. For self‑employed guarantors or unusual income, savings may support a borderline case; but passing the income threshold remains the main requirement.

Q: What if a guarantor earns just under the threshold?
A: Our policy is strict: we only recommend guarantors who meet or exceed 100% of the required income threshold. If under 100%, the application fails.

Q: Does a guarantor need to be a home owner?
A: No, a guarantor does not have to be a homeowner, but they do need to prove they have a stable income and a good credit history. While owning property can strengthen an application, the primary requirement is financial solvency, meaning they have enough income to cover their own expenses and the tenant’s rent if needed.
